Due to Greek Law regulations, we need to sign a rental agreement for every booking.This is a typical requirement and is requested by the Greek Tax Authorities. If you don’t feel comfortable with any of the terms of the contract, please contact us and we will certainly find a solution. The following is the lease agreement to be signed.
VACATION RENTAL LEASE AGREEMENT
This Short Term Rental Lease Agreement (the “Agreement”), dated / /2017, for reference purposes, is made by and entered between:
Anna Kilimiris (“Homeowner”) and,
_________________________________________________________ (“Guest”).
In consideration of the mutual promises and covenants contained in this Agreement, and the sufficiency of which is acknowledged, the parties to this Agreement hereby agree as follows:
1. PROPERTY LOCATION

2. MAXIMUM OCCUPANCY
The maximum number of guests is limited to ( ) persons.
3. TERM OF THE LEASE
Term of the Lease: The lease begins at 15:00 P.M. on / /2017 (the “Check-in Date”) and
ends at 11:00 A.M. on / /2017 (the “Checkout Date”).
4. KEYS
The keys to the property will be given to the Guest upon Guest’s arrival on the Check-in Date by the property keyholder. The Guest must return keys to the keyholder upon Guest’s departure from the property on the Checkout Date.
Guest must keep all keys to access the property safe. Keys must not be given out or lent to anyone. Keys may not be changed.
5. RENTAL FEES, SECURITY DEPOSIT, AND PAYMENT

Payment Schedule:
In order to secure your dates we require a Reservation Deposit of 35% of the Total Rental Amount when you make a reservation.
The remaining 65% of the Total Rental Amount is due at least 30 days before the Check-In Date.
Security Deposit:
A Security Deposit of €450 is due at least 30 days prior to the Check-In Date. The deposit is for security and shall be refunded within 7 days of the Checkout Date provided no damages are made to the property or its contents.
6. CONFIRMATION OF RESERVATION:
Confirmation of the reservation will be emailed, faxed, or mailed to Guest upon the receipt and the clearance of the Reservation Deposit payment, only if this Agreement is signed.
Please read the confirmation for accuracy of dates, mailing address, number of guests. Any errors must be communicated immediately.
7. CANCELLATIONS AND REFUND POLICY
If Guest wishes to cancel his or her reservation, the deposit will be refunded as follows:
Only the Reservation Deposit is non-refundable if the cancellation occurs more than 30 days in advance of the Check-In date. The Total Rental Fee, including the reservation deposit, is non-refundable if cancellation occurs less than 30 days in advance of the Check-In date.
Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately. In the event that Guest violate any of the terms of this Agreement, Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the premises at the expiration time and date of this agreement.
The Homeowner doesn’t accept any responsibility for the shortage of water supply or electricity.
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to any TV or Internet services.
Neither Homeowner nor Guest shall be liable for events beyond their control, which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, or inclement weather. NO REBATE OR REFUND will be offered in these circumstances
8. HOMEWONER ACCESS TO THE PROPERTY
Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner has the right to inspect the premises with reasonable warning/notice to Guest, to enforce the terms of this agreement.
9. RENTAL RULES
Guest agrees to abide by the Rental Rules described herein at all times while at the property and shall cause all members of the Rental Party and anyone else Guest permits on the property to abide by the following rules at all times while at the property:
9.1. Guest shall keep the premises in a good and clean condition, at all times and use the premises only in a careful and lawful manner. Guest shall report any damages to the property keyholder. Guest agrees that the Homeowner shall deduct costs of said services from the security deposit prior to refund if Guest caused damage to the premises or its furnishings.
9.2 It is not allowed to change the setting or decoration of the apartment (including furniture placement) without the prior consent of the Homeowner. Re-arranging the house can lead to cancellation of the booking and forfeiture of the whole stay and security deposit amount.
9.3 Entertainment parties and functions involving a large amount of invitees are strictly prohibited unless fully approved by the property keyholder in advance and notified to the Homeowner. Should you make an unauthorized use of the property in such a way, the keyholder has the right to ask all guests to vacate the property immediately and your security deposit will be fully forfeited until all applicable claims are fully assessed by the Homeowner.
9.4. The Homeowner cannot be held responsible for any accident or injuries occurred to all guests during their stay at the property by any circumstances.
9.5 The property will be cleaned at the beginning of the rental period, before the Guest’s arrival. Linen and bath towel change and general maid service are provided twice a week, unless agreed differently at the time of booking.
9.6. Any item not mentioned herein, such as personal articles of any kind, should be brought by Guest.
Consumables:
Certain consumables are available in the property. Such consumables consist of bath soap, shampoo, conditioner, toilet paper, trash bags. These consumables will be replenished during Guest’s stay. If other consumables exist at the premises at the time of Guest’s arrival, Guest is free to use them. No reimbursement will be made for unused consumables left at the premises.
High speed Internet:
Internet is provided and the service company has been chosen by the Homeowner. It is a convenience only and is not integral to the agreement. We cannot guarantee we will be able to re-establish the connection in case of a technical problem beyond our control, such as a faulty line from the local telephone company.
Water and Energy conservation:
Guests are expected to conserve water and enery. Please turn off lights, fans, stoves, air-conditioners, water heaters, TV unless really needed. Water is extremely scarce in Greek islands.
Valuables:
Valuables left at the property are at the Guest’s risks. The Homeowner cannot be held responsible for their loss, misplacement or robbery at any time.
9.7. Pets are allowed only with prior consent and approval of the Homeowner. The Homeowner reserves the right to cancel the rental agreement if a pet is found on the premises without prior consent.
9.8. There shall be no smoking inside the property, however smoking is permitted outside of the property.
9.9 Guest expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Guest does not intend to make the property a residence or household.
9.10 The Homeowner cannot be held responsible for noise disturbance originating beyond the boundaries or the property or which is beyond the Homeowner’s control.
10. VIOLATION OF THIS AGREEMENT
If Guest violates any of the conditions of this Agreement, Agent may terminate this Agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premises immediately and forfeit all rents and security deposits.
11. DISCLAMER
Guest shall hereby indemnify, hold harmless, and agree not to sue Homeowner for/against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guest expressly recognizes that any insurance for property damage or loss which Homeowner may maintain on the property does not cover the personal property of Guest, and that Guest should purchase their own insurance for Guest if such coverage is desired. We encourage all Guests to purchase their own traveler’s insurance.
Homeowner is not responsible for any accidents, injuries or illness whatsoever that occurs while on the premises or its facilities. Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming any and all risk of any harm arising from their use of the premises or others whom they invite to use the premise.
12. COUNTERPARTS
This Agreement may be executed in counterparts, each of which will be deemed an original, but all of which together constitute on and the same instrument.
13. BINDING AGREEMENT
This agreement shall be binding upon and inure to the benefit of the parties, their successors, assigns, and personal representatives.This Agreement is governed by the Greek law. Any dispute between the parties in relation to this agreement will be submitted to the Athens Court of First Instance.
All the terms of this agreement are agreed by the contracting parties as essential and they may only be amended in writing following the agreement of both part.
This document contains the entire agreement between the parties with respect to the subject matter hereof, and supersedes and replaces any and all prior or contemporaneous agreements and understandings, whether written or oral, concerning said subject matter. No provision of this Agreement shall be deemed waived, nor may this Agreement be amended or otherwise modified, except by a writing signed by all of the parties hereto.
